It is the current property owner’s responsibility to pay that bill by the last day of December. Failure to pay a tax bill can lead to interest, penalties and loss of rights. Typically, the current year's tax bill will be pro-rated between buyer and seller at closing and no further adjustments need to be made between the parties. In some instances (typically for lots or homes that are in recently developed subdivisions), the current year’s taxes will not be pro-rated at the time of closing and when this happens it may be the case that a buyer will have to collect a portion of taxes from a seller. Many property owners have mortgages on their property and those mortgage holders require the property owner to escrow a monthly amount that will cover the cost of the annual taxes. This tax amount is typically based on the previous year’s tax amount. This is due to the fact that the tax assessor does not make the current year’s assessments available until December. If the previous year’s tax amount was based on unimproved property (no house or other structure yet built on the property) there is a chance that the amount escrowed each month for property taxes will be short the actual amount due. In the event that there is a shortage it is still the responsibility of the property owner to make up the escrow shortage. IT IS VERY IMPORTANT THAT EACH PROPERTY OWNER MAKE SURE THEIR TAXES ARE PAID BY DECEMBER 31ST OF EVERY YEAR.
